For the first time in over a decade of the Chicago multifamily market experiencing consecutive quarterly declines in absorption due to the coronavirus pandemic weighing on demand formation, the multifamily market bounced back in the 1st quarter of 2021. Multifamily rents are highly seasonal in Chicago, generally rising briskly in the first half of the year and then giving back some of those gains in the back half. This trend has continued thus far in 2021, with Chicago area rents rising by approximately 1.5% since the beginning of the year. This growth has been partially driven by rents stabilizing within the CBD, though rents in the Downtown Chicago remain approximately 8% below pre-pandemic levels.
